Why This Measure Trips People Up
External wall insulation looks straightforward on a site walkover: stick boards on, fix them, render over the top. Watch a competent installer take a tired nine-inch solid wall through to a finished silicone top coat and you see something else entirely — a sequence of small decisions where getting one wrong quietly ruins the ones after it.
That is exactly why PAS 2030 treats EWI as a measure with defined competence requirements rather than general building work. It is not a DIY job, and it is not a job for a general builder who has never been trained on the system being installed.
Tip: For exam purposes, remember that PAS 2030 requires installation in accordance with the system manufacturer’s instructions and the design produced under PAS 2035. “How I usually do it” is not a defence.
Sort the Substrate Before Anything Else
The preparation stage is where most of the risk sits, and it is heavily represented in installer assessment questions.
- Deal with damp first. A solid wall with any possibility of rising damp needs treating before the system goes on. Chemical damp-proof rods are drilled into the mortar perpends, not the brick — the aim is a continuous barrier along the mortar line, since that is where the capillary path runs. Drill short of the full wall thickness so you do not break through the internal face.
- Understand the breathability logic. Expanded polystyrene EWI boards have an open structure, so existing moisture in the wall can still evaporate outwards. What you must not do is keep feeding the wall with new moisture from below or from a defect.
- Kill any mould. Where a leaking rainwater pipe has eroded mortar and left green growth, wash it down with a fungicidal treatment. Cover live mould and it will keep going behind the insulation.
- You cannot stick to dust. Run a hand over the substrate. If it dusts off, prime it — dilute SBR on absorbent blockwork is typical. If in doubt, prime.
- Dub out and make good. Rapid-set repair mortars go off in around ten minutes, so voids and eroded joints can be filled and adhesive applied the same visit.

Mixing Adhesive: The Detail Everyone Skips
The most common site error described in the video has nothing to do with skill and everything to do with patience.

Remember: Once a polymer-modified adhesive has had its stand time, do not add water or powder to correct it. That adjustment window closes at the ten-minute mark. Properly mixed, you may get well over an hour of open time.
Bonding, Bonds and Fixings
Three practical rules carry most of the marks:
- Adhesive pattern matters. A continuous perimeter bead plus dabs or ribbons through the centre. The centre coverage exists so mechanical fixings land on supported board rather than a void behind it.
- Never rely on mechanical fixing alone. Even on a flat, true substrate, boards fixed without adhesive tend to move over six to twelve months, and that movement telegraphs through as cracking. The adhesive is the difference between a lasting job and a callback.
- Break the bond pattern and never run a joint into a corner. Boards are half-bonded like blockwork or plasterboard. At window and door openings you cut an L-shaped board so no board joint aligns with the reveal corner. A straight joint running off a corner is a guaranteed crack line.
Then the fixings themselves:
- Set the drill depth to board thickness plus roughly 10 mm of embedment, and mark the bit with tape.
- Check what you are drilling into and avoid buried cables. A simple habit: mark hazard zones on the wall at the adhesive stage, so the person drilling knows where not to go.
- Use fixings with a GRP pin rather than steel to limit conduction, and always fit the insulated cap over the head. Without caps you get a grid of point thermal bridges that shows up as dots on the internal wall surface.
Did you know? Those fixing-head cold spots are a classic exam scenario — a resident reporting regular dark spots on an internal wall after EWI almost always points to missing or omitted insulated caps.
Sequence: The Order That Saves You a Day
Getting the sequence wrong does not usually ruin the job, but it wastes drying time and creates rework.
- Fix the starter track, straddling the joint between lengths so the run stays straight and level.
- Board out, propping and levelling while the adhesive sets.
- Rasp the boards flat. This removes lipping so the base coat can go on thin, and it takes the shine off boards that have sweated in hot weather — adhesive does not bond well to that film.
- Vacuum and clean down. Rasping before beading avoids granules contaminating the base coat.
- Fit beads, trims and stress patches, bedded in adhesive.
- Drill and fix mechanically while the bead adhesive is setting.
- Apply mesh with generous overlaps, then base coat.
- Allow 24 hours, prime, allow another 24 hours, then top coat.
Additional details that separate a trained installer from a keen amateur:
- Stress patches at every corner of every opening. Stress concentrates at re-entrant corners and wants to crack — reinforce before the main mesh goes on.
- Expansion tape where two different materials meet, such as EPS against OSB. Differential movement will open that joint otherwise, and it becomes a water path behind the system.
- Keep the mesh dry. Reinforcing mesh and trims absorb water. A soaked roll gains weight, sags off the wall, and will not bed properly.
- Overlap the mesh everywhere. Butt joints in mesh are crack lines waiting to happen.
Finishing: A One-Millimetre Discipline
A 1 mm silicone top coat is applied like plaster, then scraped back to the thickness of the aggregate — which is thinner than most people expect. Scrape to the correct thickness immediately and it floats up easily; leave it too thick and the plastic float drags, goes fluffy, and picks up.
- Use a stainless steel trowel; other metals leave black marks.
- Float in circles with a plastic float purely to roll the aggregate and remove trowel lines — this is not texturing.
- Keep the float clean, and never wet it. Silicone render is water-soluble at this stage and washing marks will show.
- Work wall-by-wall, not in day joints. A joint left to dry mid-wall drags the aggregate and scars.
- Expect roughly 15–20 minutes before rubbing up, and 5–6 hours before it can take rain. Do not apply if overnight temperatures will drop below 5°C.
Tip: Weather is a specification, not an excuse. Wind dries the material as aggressively as sun, because it is an air-drying product.
On fire, correctly specified EPS EWI systems are tested and classified — the system in this build carries a Class B reaction-to-fire rating, meaning it does not contribute to flame spread and does not produce burning droplets. Is external wall insulation a DIY job?
No. Under PAS 2030 EWI must be installed by a competent, certificated operative working to the system manufacturer's instructions. The sequencing, adhesive mixing, bonding pattern, fixing depth and render application all have tolerances that are easy to get wrong and expensive to put right.
Why does EWI need adhesive as well as mechanical fixings?
